One of the most common questions I receive from homeowners is, “Can I still sell my home if foreclosure has already started?”
The answer is yes.
Many homeowners are surprised to learn that they may still have options, even after a foreclosure case has been filed. The key is understanding your timeline and taking action before it’s too late.
Absolutely.
Just because a foreclosure case has been filed does not mean you’ve lost the ability to sell your home. Many homeowners successfully sell their property while the foreclosure process is underway.
However, timing is critical.
If you’re considering a short sale, it’s important to start the process as early as possible. As a general rule, I like to see all required documentation submitted at least 37 days before a scheduled foreclosure auction date. The more time available, the more options may be available.
That doesn’t automatically mean you can’t sell.
Depending on your situation, a short sale may be an option. A short sale occurs when a lender agrees to accept less than the amount owed on the mortgage so the property can be sold.
Not every homeowner will qualify, and every lender has different requirements. That’s why it’s important to review your specific situation before making any decisions.

One of the biggest mistakes I see is homeowners waiting until the last minute because they’re overwhelmed or unsure where to turn.
